Can I sue my realtor for negligence?

My girlfriend and I were going to buy a condo, and we were in the process of closing when it fell through. We had already paid the $450 for the appraisal and $200 for the home inspection. We found out that a) the condo property was under litigation and no lender would give us the loan and b) although the MLA listing said it was FHA it was in fact not FHA approved. Basically we went through the entire process on a condo that wouldn't have gone through anyways and if our realtor would have looked into the property and done some research we wouldn't have lost $650. Can we sue her for negligence for the $650?
